The Villages Golf and Country Club San Jose Market Report Oct/Nov 2014

As you can see from this chart in Oct/Nov of 2014 homes in the Villages San Jose sold for 101.5 to just over 102% of list price on average. There were 17 closed home/condo sales in The Villages Golf and Country Club in San Jose ranging in price from $2800,000 to $683,000. The average days on market was 79 days.

Prices in the Villages San Jose have not yet reached their peak from 2006 but things are picking up. In the same period of 2013 there were 15 Villages of San Jose sales . In Oct/Nov of 2013 the average sale price at The Villages San Jose was $421,893  with an average list price of $421,860. In September of 2014 the average sale price at The Villages San Jose was $458,853 with an average list price of $456,467.
The trend for sales in the Villages San Jose is definitely up. This seems to be particularly true for the homes that do not have any stairs to enter, either up or down. These homes are generally selling in a week or less. Last month's average days on market was 79, as compared to 29 for June through Aug.  and 10 in September. The reason for this increased days on market and lower average sale price than in previous months is that there were several short sales that took a very long time to sell and 6 sales of Cribari units that have always taken longer to sell. The fact that 6 of these smaller units with stairs closed in the last 2 months shows that even the less popular models are selling in this brisk market.
It will be interesting to see how this plays out over the next year as there are more people reaching the age of 55 and who are looking to live in a home with less maintenance than most of the homes in the Silicon Valley.

The Villages Golf And Country Club San Jose: 55+ Independent Living

The Villages Golf and Country Club in the Evergreen neighborhood of San Jose is a 1,200 acre gated community of independent living for people fifty five years and older. It is composed of 2,309 condominiums, 227 single family homes, an 18 hole championship golf course, 4 swimming pools, 465 acres of open space with hiking trails and parks, 6 tennis courts, horse stables, 2 restaurants, and many man made lakes and walking/bike paths.
It is a one of a kind community for "retirement living" in the Silicon Valley. While there are other places where you can own your own senior home or condo in the area, no other place has this much land or as many activities on the west side of the bay. There is Rossmoor in Walnut Creek in the East Bay, but the Villages in San Jose is a unique "retirement" living situation for people over 55 in the Silicon Valley. I say "retirement" because there are many people who live in The Villages who are not retired but enjoy living in an adult only community.
The condominiums come in 2 styles. Some are single level attached homes with direct entrance from the street or garage. Others are two story with someone above or below you and a small set of stairs to the front door, either going up or down. If the occupant develops mobility problems while living there they can have an electric chair installed to get them into their home.
All of the homes, whether condos or single family homes have no more than 2 bedrooms, but some do have dens. 
The views can be golf course, lake, hills, open space, or rarely other homes. Even if the view is another home there is always some amount of greenery to be seen, along with deer, wild turkeys, and many other species of birds.

The size of the homes ranges from about 650 square feet to over 2500 square feet.

Retirement In The Silicon Valley


While the Silicon Valley is known for many things, high tech, great schools, and expensive housing, it is also actually a wonderful place for retirement. The options available for independent adult living, assisted care, nursing homes, continuing care, as well as home health care are abundant.

This is the first blog in a series about what some of the many options you have for your retirement in the Silicon Valley. Today I will talk about independent living for active senior adults.

Independent living in a retirement community means that you would have your own home, condo, or apartment, but the other people in the community would all be seniors. The age cut off depends on the number of units in the community. The smaller communities may have older age requirements, ie 62 years old vs 55 years old. 
In an independent Silicon Valley active retirement community there are generally some services provided but not true assisted living. Meals may be available or there may be restaurants on the premises. There may be shuttle services to take residents shopping or to doctors appointments. There are frequently recreational activities such as pools, golf, hiking trails, gyms, art classes, excursions to theatres and concerts, and organized card games.

Some of these independent retirement communities offer additional services for their residents, like maid services or in room meals. 

Purchasing a home or condo in an independent Silicon Valley retirement community is generally less expensive than an equivalent home in a non age restricted community. For example Los Gatos Commons has a two bedroom condo listed for $320,000 when no non age restricted condo in Los Gatos sold for less than $500,000 in 2013. There are also options for renting in adult only apartments or buying a mobile hone in an adult only park.

The cost of independent living monthly fees can be steep depending on what is included. It is not unusual to pay $1000 to $5000 a month for dues if meals are included or if there are a lot of recreational facilities offered.

These independent Silicon Valley retirement communities can be found all over the bay area. South San Jose has the Villages, Los Gatos has the commons, Menlo Park has the Commons, Palo Alto has the Hamilton, and San Mateo has The Gramercy just as a few examples. Whether you want a rural, suburban, or urban experience, you can find it in a Silicon Valley retirement community.
