The Villages Golf and County Club San Jose Market Report: March 2015

As you can see from this chart in 2015 so far condos in the Villages San Jose sold for just over 100% of list price on average. There were 36 closed condo sales in The Villages Golf and Country Club in San Jose ranging in price from $290,000 to $1.050.000. The average days on market was 29 days.
In July of 2014 the home sales in The Villages San Jose were 101.4% of list price. There were 15 condo sales in The Villages San Jose ranging in price from $275,000 to $745,000. The average days on market was 29.
In August of 2104 condos and homes in The Villages Golf and Country Club San Jose sold for 99.6% of list price. There were 9 condo sales ranging in price from $304,000 to $820,000. The average days on market was 38 days so there has been a good upswing in the number of sales, the sales to list price ratio, and downward trend on days on market.
Prices in the Villages San Jose have not yet reached their peak from 2006 but things are picking up. In the same period of 2013 there were 45 Villages of San Jose sales as compared to 53 sales in the same 3 months in 2014. In 2013 the average sale price at The Villages San Jose was $440,000  with an average list price of $444,9000. In June through Aug 2014 the average sale price at The Villages San Jose was $467,000 with an average list price of $460,000.
The trend for sales in the Villages San Jose is definitely up. This seems to be particularly true for the homes that do not have any stairs to enter, either up or down. These homes are generally selling in a week or less. However, the first three months of this year have seen many of the lower priced sales in Cribari which is probably a reflextion of the difficultiy in finding affordable housing in other parts of the Silicon Valley.
It will be interesting to see how this plays out over the next year as there are more people reaching the age of 55 and who are looking to live in a home with less maintenance than most of the homes in the Silicon Valley.
Right now there are 4 condos on the market ranging in price from $505,000 to $649,000 with an average days on market of 7. The Villages Golf and Country Club San Jose Market Report Oct/Nov 2014

As you can see from this chart in Oct/Nov of 2014 homes in the Villages San Jose sold for 101.5 to just over 102% of list price on average. There were 17 closed home/condo sales in The Villages Golf and Country Club in San Jose ranging in price from $2800,000 to $683,000. The average days on market was 79 days.

Prices in the Villages San Jose have not yet reached their peak from 2006 but things are picking up. In the same period of 2013 there were 15 Villages of San Jose sales . In Oct/Nov of 2013 the average sale price at The Villages San Jose was $421,893  with an average list price of $421,860. In September of 2014 the average sale price at The Villages San Jose was $458,853 with an average list price of $456,467.
The trend for sales in the Villages San Jose is definitely up. This seems to be particularly true for the homes that do not have any stairs to enter, either up or down. These homes are generally selling in a week or less. Last month's average days on market was 79, as compared to 29 for June through Aug.  and 10 in September. The reason for this increased days on market and lower average sale price than in previous months is that there were several short sales that took a very long time to sell and 6 sales of Cribari units that have always taken longer to sell. The fact that 6 of these smaller units with stairs closed in the last 2 months shows that even the less popular models are selling in this brisk market.
It will be interesting to see how this plays out over the next year as there are more people reaching the age of 55 and who are looking to live in a home with less maintenance than most of the homes in the Silicon Valley.

When Selling A Home At The Villages San Jose What Should You Fix?

 If you have been given the responsibility to sell a home in The Villages Golf and Country Club San Jose through probate or trust there are many things to consider. Right now, I want to talk about one. 
 
What should you do to the home to put it on the
 
market? 
 
There are many right answers to this question, and a few wrong ones as well.  Let’s discuss.
 
First of all, many homes in The Villages San Jose that are in probates are trusts have been well used. There are often deferred maintenance issues as well as great cosmetic challenges.  If your probate or trust home is in beautiful shape you can skip this blog post. If not, which is more likely, please read on. 
 
The most important thing to remember is that you should not fix structural problems, just disclose them. The reason for this is that the estate will become responsible if you do something like replace the windows if they leak.  If the contractor does something incorrectly, or without needed permits, the liability to the estate will be on your hands. Remember The Villages San Jose will do an inspection to see if there is unpermitted work before the title transfers so just get the home inspected and let the potential buyers know what they are getting into.

That said, these homes are often dirty, smelly, ugly, have popcorn ceilings, or just outdated.  Very often home appearances are ignored during the end of an owner’s life. It is totally normal and not a moral flaw on anyone’s part, so don’t worry about a snarky neighbor,  buyer, or agent’s comments if they occur.  It is perfectly ok, and even beneficial to do some cosmetic upgrades and staging before putting a home in The Villages San Jose up for sale.  

What I tell my clients when I list a probate or trust
 
home is that we are trying to remove the yuck
 
factor. When a potential buyer comes into a home
 
we just do not want them to say “yuck.”  
 
It is amazing what paint, removing old carpet, and replacing lights and electrical faceplates can do. Paint and an air filter can even help remove the smell of cigarette smoke.  If the home has carpets with smoke smell they will have to be removed. The smoke smell can even come from your loved one forgetting to open the damper when using the fireplace. Old fashioned drapes can be removed and modern, inexpensive ones from places like Bed Bath & Beyond can be used.  The kitchen can have old cabinets painted and new hardware installed for a whole new look. Staging is essential and can really change the feel of a home from old and dated to “I can live here.” It does not even have to be in every room, but if you can do the living room and one bedroom even that is a help.

There are very few investors in the market who will want to purchase a home in the Villages San Jose due to rental restrictions and high HOA fees so you will want to appeal to the buyer looking for a home to live in. 
 
By taking away the

livable, you will get
 
a much better price for the estate.
 
I recommend you find a great San Jose Villages Real Estate Agent and work with him or her to make your loved one's home look livable without adding liablilty to the estate and then reap the rewards.

Where to Eat At The Villages Golf and Country Club San Jose


The Villages San JosePicking a place to live if you are 55 years or older and you want to downsize, retire, or even move to a place with more luxury is a big decision. One of the factors in this decision is food. Where to buy, how to cook, and what to do if you do not want to cook.
The Villages Golf and Country Club in San Jose is an independent living community and so by definition does not provide meals with your dues. Each condo and home has its own kitchen. However, The Villages San Jose has two on site restaurants which provide excellent food at reasonable prices.
The Clubhouse at The Villages San Jose is the original full service restaurant for The Villages San Jose with gorgeous views and reasonable prices for the quality of food they serve. They serve breakfast, lunch, and dinner. Breakfast brunch is offered Friday, Saturday, and Sunday from 8 AM to 2 Pm. Lunch is offered Tuesday through Friday from 11 AM to 2 Pm. Dinner is served from 5 Pm to 8 Pm Tuesday through Sunday. There are special nights like Steak Night every Thursday, Italian night and chef special served daily in addition to their regular menus. The Bistro and Bar at the Villages San Jose is a more casual cafe which is open daily from 7 Am to 9 PM. Breakfast is served daily from 7:30 to 10:45. The grill is available from 11 AM to 8:30 PM. Unlike at the Clubhouse, golf attire is permitted at The Bistro at The Villages San Jose. Both restaurants at The Villages San Jose have plenty of healthy fresh ingredients, and there are always vegetarian options.
There are plenty of parking spaces for your car or golf cart available, and provide an excellent alternative to home cooking.

The Real Estate Market At The Villages Golf and Country Club San Jose

The Villages Gold And Country Club in San Jose offers a beautiful setting for people 55 and over with a plethora of activities including golf, swimming, tennis, horse stables, fitness center, boccie courts, restaurants, lakes, streams, and miles of trails. It is a fabulous life style for independent adults in the Silicon Valley.
Life at The Villages in San Jose is peaceful with the potential of endless activities. It is also a good deal compared to other developments in the area. However, prices are increasing, and homes are selling quickly, especially those with walk in level entrances.
In 2013 there were 102 condo sales in The Villages San Jose listed on MLS. The average days on market was 34, the average square footage was 1,479, the average price per square foot was $270.20, the average list price was $410,642, and the average sale price was $407,835, and the average age was 34.
In 2014 so far there have been 55 sales in condos in The Villages San Jose on MLS. The average days on market is 40, the average square footage is 1,519, the average price per square is $324.71, the average list price is $503,728, the average sale price is $503,163, and the average age 33 years old. These numbers show that the average sales price has increased almost 20% in 2014.
On the last three weeks seven condos at the Villages San Jose have had offers accepted. The market is definitely active. The homes that sell the fastest tend to have no stairs between the front door and parking. the homes that do have someone above or below and stairs to the front entrance do not sell as quickly, but even 2 of these condos at the Villages in San Jose that had been on the market since March sold in the last two weeks.
So if you are interested in purchasing at the Villages Golf and Country Club in San Jose I would suggest you find a Villages San Jose real estate agent to show you around (they don't have open houses) and find the models you like. When one comes on the market, don't hesitate, as the are going quickly.

The Villages Golf And Country Club San Jose: 55+ Independent Living

The Villages Golf and Country Club in the Evergreen neighborhood of San Jose is a 1,200 acre gated community of independent living for people fifty five years and older. It is composed of 2,309 condominiums, 227 single family homes, an 18 hole championship golf course, 4 swimming pools, 465 acres of open space with hiking trails and parks, 6 tennis courts, horse stables, 2 restaurants, and many man made lakes and walking/bike paths.
It is a one of a kind community for "retirement living" in the Silicon Valley. While there are other places where you can own your own senior home or condo in the area, no other place has this much land or as many activities on the west side of the bay. There is Rossmoor in Walnut Creek in the East Bay, but the Villages in San Jose is a unique "retirement" living situation for people over 55 in the Silicon Valley. I say "retirement" because there are many people who live in The Villages who are not retired but enjoy living in an adult only community.
The condominiums come in 2 styles. Some are single level attached homes with direct entrance from the street or garage. Others are two story with someone above or below you and a small set of stairs to the front door, either going up or down. If the occupant develops mobility problems while living there they can have an electric chair installed to get them into their home.
All of the homes, whether condos or single family homes have no more than 2 bedrooms, but some do have dens. 
The views can be golf course, lake, hills, open space, or rarely other homes. Even if the view is another home there is always some amount of greenery to be seen, along with deer, wild turkeys, and many other species of birds.

The size of the homes ranges from about 650 square feet to over 2500 square feet.
